Keep simple. You just want it to be obvious you kept the maintenance up to date whether you actually did. Eliminate the following thought from a buyers mind and youll be good – the yard looks like crap and the sink leaks, what else is messed up?

Yea not opposed to paying taxes at all, but not trying to pay unnecessary taxes. I bought my first home out west in 2019, 3 months before the pandemic hit. wasnt sure how long the good was gonna last, and was in not the greatest location so I took the cash while I knew it was being paid out. Def couldve waited another 6 months for sure. Either way I bought back into the market.

Surprised I didnt see this earlier. I think this is the move. Even 4 acres gives you a lot of privacy, so at half the 20 youre real good, you build the cabin and get to see additional upside in the land you continue to hold

Can you not refuse that offer with the buyers 2.4% fee? Did you know upfront or was it an end of deal find out situation? Ive just accepted the terms in the past

I think buyers are forgetting a lot of home owners are sitting on 2-3% interest rates. They wont take insulting offers
