Just some food for thought, Ive been in a similar situation – bought a house in a good neighborhood but on the main road. Easily a 100k -125k cheaper than all the other houses just behind it in the neighborhood. This was about 3 months before Covid/lockdown started. Ended up selling it 1.5 years later to get off the main road while the getting was good as I knew it would sit (as it had been when we bought it). Location Location Location Also above poster is right about sq ft. You should be pricing per nearby homes with the same bed/bath/age count. Few others but sq fr aint it
